L&J Real Estate - Rent, Bond and Refund Policy

Effective Date: 1st July, 2025

Applies to: All residential rental properties managed by L&J Real Estate

Location: Victoria, Australia

1. Rent Payments
● Rent must be paid on time, in advance, as outlined in the Residential Rental Agreement.
● Accepted payment methods:
○ Direct bank transfer
● Tenants who pay rent late may receive a breach notice in accordance with the
Residential Tenancies Act 1997 (Vic).
● Receipts will be provided for each payment unless tenants opt for a digital ledger.

2. Bonds
● A rental bond is required prior to the commencement of the tenancy and must be paid in
full before keys are provided.
● All bonds are lodged with the Residential Tenancies Bond Authority (RTBA) as per
Victorian legislation.
● L&J Real Estate does not hold or manage bond funds directly.
● The amount of bond required will not exceed one month's rent unless:
○ The weekly rent is more than $900, or
○ The property qualifies under an approved exemption.

3. Bond Refunds
● A final inspection will be conducted at the end of the tenancy to assess the property's
condition.
Bond refunds are processed via the RTBA, pending agreement between the tenant and
landlord.
● Deductions may be made for:
○ Unpaid rent
○ Cleaning beyond fair wear and tear
○ Damage to the property (excluding fair wear and tear)
○ Missing items listed in the entry condition report
● A summary of any proposed deductions will be provided to the tenant.

4. Rent Refunds
● Rent paid in advance will be refunded if the tenancy ends early and the property is re-let
before the paid period ends.
● Refunds are calculated on a pro-rata basis and processed within 14 days of
confirmation.
● Refund requests must be submitted in writing with supporting documentation.

5. Dispute Resolution
● We encourage tenants and landlords to contact our office first to resolve any disputes
related to rent, bonds or refunds.
● If a resolution cannot be reached, the matter may be referred to the Victorian Civil and
Administrative Tribunal (VCAT).
